Plans.co.nz deals with a variety of investors and developers in providing building consents for relocatable houses. Generally first home purchasers do not have the experience or the finance to perform such an activity.

Resource consent is required for relocated houses and whilst this activity is generally considered controlled – meaning that it is permissible, but that Council can impose certain conditions on the consent. One of these conditions is the imposition of a cash bond payable prior to uplifting the consent, which helps the Council guarantee that any work required to upgrade the property will be completed within a set time frame.

Frequently plans.co.nz alters the internal structure of the property by removing walls to open the house up and improve flow to the living areas, and will amend some windows to improve the transition from the living areas to outdoor decks and patios.

Older houses are currently either being given away or sold at discounted prices, as these frequently require larger capital costs to convert and update. Recently we have noticed a trend for developers to discard relocating older villas requiring a lot of work, in favour of building purpose built new housing – however good quality houses are still much sought after.
