In many cases our clients prefer their immediate surroundings and neighbourhood; however their home no longer meets either their needs, lifestyle, or circumstances. Frequently an alteration, or extension is required to increase the functionality of the property, and this can either vary from a simple extension, to a complete renovation in the case listed below.
Before commencing work plans.co.nz orders the Property Information File from the relevant Council, to ensure that all other aspects of the property are consented, permitted and represent a true and accurate record of the property. Frequently we identify un-consented building work and take this opportunity to rectify any outstanding issues.
After first establishing a budget and brief, each property is then measured with a high frequency laser to record accurate on-site measurements for our architectural staff to begin their process.
Preliminary drawings are overlaid against the existing measurements to ensure on site accuracy, and concept drawings are then established.
Frequently initial build costs are checked against several contractors to verify budgeting constraints are realistically achievable, before completing working drawings to lodge with council.
